Finding the right property management company to run your real estate investments is more than important. It's imperative.  This person or company must have the experience, tools, support staff and 'passion' to get the job done... correctly. 

We at Hoppis Real Estate, do just that.  We treat your property as if we owned it ourselves.  Below is a list of some of the tasks included within our professional services:

Management Service fees:

  • leasing fee: 1/2 of the 1st months rent

  • management fee: 10% of gross collections

  • eviction fee:  $40.00 plus costs

  • maintenance/make ready: Contracted costs

  • monthly reports: included in management fee

  • 24 hour maintenance call center: included in management fee

Management Evaluations~

With ARM’s rising and funds not being as liquid as investors had anticipated, making sure that your multifamily investments are operating at peak performance is very important. 

Hoppis Real Estate Services has developed an audit service to assist you in this very task.  For a minimal fee, we will be your 3rd party unbiased eyes and ears.  This will protect you and your investment from being misled on a properties performance.  An example of events that could be effecting your bottom line is as follows:
  • Stated vacant units being occupied by non-paying occupants
  • Leases not being renewed or files not protecting your financial interests
  • High delinquencies due to applicants not being thoroughly screened
  • Being billed for repairs that are not actually being completed
  • Disorganization of maintenance supplies which increase supply purchasing
  • Leasing staff not pushing for new applicants
  • High utilities caused by leaking faucets and/or improper lighting

As an out of state investor, you have no choice but to utilize the services of a property management company or individual to look after your best interest.  That being said, this servicing agent also wants to keep their contract with you and may do so by telling you what they think you want to hear.  By contracting with a local professional with no connection to your existing or future management, you are assured to know the ins and outs of your future gain &/or loss.
